Full description of inspection services

Twin Lakes Home Inspection is committed to providing in depth and valuable inspection reports to its clients.

Full Home Inspection.

A full home inspection report will cover the condition of the home’s heating system; central air conditioning system (temperature permitting); visible interior plumbing and electrical systems; the roof, attic and visible insulation; walls, ceilings, floors, windows and doors; the foundation (where accessible), basement and structural components; lot grading and guttering. Along with minor attributes of each system. All inspections will be performed and completed according to the ASHI Standards of Practice. (link at top of page)

Home Warranty Inspections

You have been in your new home for almost a year.  At the one year anniversary you give up almost any chance you have of getting your builder to correct any issues you may have.  Our Warranty Inspection is designed just for this purpose, so you can give your builder a written document that has all of the warranty issues known to date.  This inspection is closely related to the full home inspection as it includes all of the same criteria for evaluation. 

Pre-Drywall Inspections

If you are building a home it is wise to consider having a pre-drywall inspection performed. This type of inspection is done once all of the framing, electrical and plumbing rough-in's are complete. This type of inspection may reveal certain flaws or defects in material or craftsmanship that could be hidden by insulation and drywall.  

  The most common issues that are discovered are framing and plumbing problems, both can cause costly problems on down the road.


This inspection should be ordered as soon as the electrical, plumbing and HVAC rough-in's are complete.  Be sure to let your builder know that you are going to have Twin Lakes Home Inspection perform a pre-drywall inspection.  Normally this type of inspection will take an hour or so to complete but may take longer depending on the size of the home and whatever issues may be present.  Once the inspection is complete you will receive a narrative type report with the findings of the inspection along with photos and a recommendation of what your next step should be. 

Pre Listing Inspections

The Pre Listing Inspection is geared for the home seller. This inspection is a full home inspection with report to offer as an incentive for the buyers. Having a completed home inspection offers peace of mind for the buyer and also allows the home seller to have a heads up on items that may be brought to light during a home inspection.
